Spring Home Maintenance Checklist for Homeowners

This year, Dayton and the surrounding area have had a milder winter than normal. Although spring weather made its appearance a few times during the past months, spring has finally made its arrival, which means it’s time to take a look at the exterior of your home and start on those spring maintenance chores. The following checklist will help to remind you of the things around the outside of your home that might need some touch-ups.

Walk the Perimeter

The first step to ensuring your home is ready for warmer weather is to take a walk around the exterior perimeter of your house. Carefully inspect the roof, windows, foundation, gutters, chimney, walls and decks to determine what damage the winter has caused.

Roof Damage

There were quite a few windy days in Dayton this winter, so while walking the perimeter make sure to check the roof for missing, broken and cracked shingles. Also, look on the ground for granules from the shingles, which indicate the asphalt shingles are becoming thin and won’t be able to protect your home from possible leaks caused by spring rains. If you aren’t comfortable climbing a ladder to inspect the roof, stand back from the house a little and look up to check for buckling or missing shingles. If you notice anything, make sure to contact a contractor to repair the damages.

Clean the Gutters

This is one of the most important times of the year to make sure the gutters are clean. While removing the leaves and other debris, make sure you carefully inspect the gutters for any damage. If the gutters are damaged, sagging or missing, make sure to get them fixed as soon as possible to prevent the risk of water damage from spring rains.

Inspect the Foundation

While walking the perimeter of your home, don’t forget to check the foundation.  Look for cracks, holes, settling and dips in the concrete. It is also important to check the basement for excess moisture or water, which may indicate a problem with the foundation that you couldn’t visually see on the exterior of the concrete. Keep in mind that caulking cracks and holes will not provide sufficient protection against heavy rains, so it’s best to have a professional company properly make the repairs.

Overgrown Trees and Shrubs

Inspect the trees and shrubs on your property to make sure there aren’t any tree limbs that are growing over the roof or brushing up against the house. Shrubs that are near the windows and exterior walls should also be checked to make sure there is sufficient spacing between the house and the shrubs. Trimming trees that are overhanging the roof will help to prevent the risk of the limbs breaking during a storm and damaging the house and keeping the shrubs trimmed and away from the house will help to prevent damage to the siding.
